Henry Carter has been a recognized leader in the field of property management since the mid 1980s.  He began in the early 1980s and by 1986 had joined forces with Woody McLaughlin and Ben Shields to form Parthenon Properties, Inc.  Together they have built one of the most respected apartment management businesses in the Tennessee-Alabama area.  Mr. Carter has overseen the growth of Parthenon Properties, Inc.’s fee management business.  He is also directly responsible for the company’s property supervisors.  Over his 25 year career he has become an expert in ancillary income products, expense reduction, resident retention, closing techniques and water conservation.  Mr. Carter was a pioneer in “Green” before it was popular by implementing conservation efforts such as recycling, installing energy efficient lighting, replacing conventional plumbing with low flow devices, sub metering utilities, the placement of trees and shrubbery and upgrading to energy efficient appliances.  The results of these efforts have saved the properties he managed many thousands of dollars while at the same time making the planet better for future generations.   During his career (which is only halfway through) he has received all of the certifications the industry recognizes such as the Certified Property Manager (CPM) and Certified Apartment Property Supervisor (CAPS) designations.  He has also taught various courses at the Parthenon Institute of Property Management (PIPT).  Mr. Carter enthusiastically embraces the challenges that confront the industry as it moves forward in this turbulent economy.  His motto is “Stay ahead of the curve by being proactive”.

 

Mr. Carter graduated from the Middle Tennessee State University in 1982 with a degree in Business Administration and began a career in real estate auction sales.  He soon specialized in property management, and began to assemble his personal real estate portfolio.    In 1986 he joined with Henry (Woody) McLaughlin and Ben Shields to form Parthenon Properties, Inc.  Parthenon soon grew into one of the largest local fee management companies in Nashville, Tennessee.  It currently manages 20 apartment communities in two states.  Parthenon also provides consulting, brokerage, and partnership administration services.  Many of the properties Parthenon has managed have been under federal, state, or local oversight. 

Several of the properties managed by Mr. Carter over the years have undergone extensive rehabilitation.  The rehab efforts have ranged from $50,000 to over $500,000.  They have required much expertise in bid specifications.  He has also overseen budget preparation and property tax appeals on all managed properties.  Properties managed by Mr. Carter have consistently out performed the market and have been recognized by the local trade associations. 

Mr. Carter has been a Certified Property Manager (CPM) since 1988.  This designation awarded by The Institute of Real Estate Management is based on experience, education, and ethics.  Topics covered by some of the classes required included regulatory compliance, cost analysis, and fair housing.  Mr. Carter has previously been awarded the “CPM of the Month” designations by his fellow local CPMs.  Mr. Carter also obtained the Certified Apartment Supervisor designation (CAPS) in 2002.  This award is awarded by the National Apartment Association to individuals who meet strict educational, experience, and ethical standards.  In addition to being a CPM, Mr. Carter is also a licensed Tennessee and Louisiana Real Estate Broker.  He has also held a Securities Representative license which is currently in retirement status.  He has attended numerous seminars and classes pertaining to real estate management over the past two decades.  He has also presented educational seminars in which he was a speaker.  Mr. Carter has also written several published articles dealing with real estate management.

 

Mr. Carter has been very active in the Greater Nashville and Tennessee Apartment Associations, having chaired several committees and been elected to office (vice-president and president-elect).  He has also represented the association in lobbying efforts in Washington D.C. for the past ten years, and served as the Goodwill Ambassador at the National Apartment Association’s conventions for the past several years representing Nashville.  Parthenon has been honored as an outstanding management company several times by both the Greater Nashville Tennessee Apartment Association and the Nashville Institute of Real Estate Management.  Mr. Carter is married with three grown children and one grand daughter.  He and his wife make their home in Mt. Juliet.
