23 Years Of Parthenon Properties, Inc. Accomplishments

  • 1986 – Parthenon Properties, Inc. founded to provide quality apartment management services at reasonable rates.
  • 1987 – Several properties under management win performance awards for beautification and improvement.
  • 1988 – Henry Carter, President of Parthenon, awarded Certified Property Manager (CPM) designation by the Institute of Real Estate management.
  • 1989 – Henry Carter, President of Parthenon, elected to the Board of Nashville/Middle Tennessee Apartment Association.
  • 1991 – Henry Carter, President of Parthenon, elected Vice President of Nashville/Middle Tennessee Apartment Association.
  • 1992 – Henry Carter, President of Parthenon, elected President-elect of Nashville/Middle Tennessee Apartment Association.
  • 1993 – Parthenon becomes the first Nashville management company to sub-meter a property for water/sewer thus saving the owner over $5000 per month.
  • 1994 – Parthenon awarded HUD management for all of Middle and West Tennessee apartment communities.
  • 1994 – Parthenon recognized by both the local and apartment association and the Institute of Real Estate Management for excellence.
  • 1995 – Parthenon becomes a licensed general contractor and begins its construction division.
  • 1997 – Henry Carter recognized by Nashville Apartment Association with its “Management Professional Award”.
  • 1999 – Henry Carter plays a principal role in successfully gaining approval from the Tennessee congressional delegation to back bankruptcy reform as it relates to property management.  The automatic stay for residents under eviction is on its way to extinction.
  • 2000 – Parthenon branches out into Alabama.  In 2000, it purchased three apartment communities in the Huntsville, Alabama market.  All are operating above expectations.
  • 2002 – Parthenon’s principals obtain their Certified Apartment Supervisor designations (CAPS) from the National Apartment Association.  This is in addition to Henry Carter already having his Certified Property Manager designation from IREM going back to 1988.
  • 2002 – Parthenon purchases another apartment community in Huntsville making it one of the five largest apartment managers in the market.
  • 2004 – Parthenon is one of the first property management companies to convert to a completely web based fully integrated accounting system.  This gives real time information to the owners and property supervisors allowing them to make more timely and accurate decisions.  It also saves a lot of duplicate accounting time thus saving accounting dollars wastefully spent.  Most companies still do their accounting the old fashioned way of gathering, sorting, and manipulating data to fit the spread sheets.
  • 2005 – Parthenon takes over fee management of a local property owned by the 10th largest National owner in the country.  The national company had to local presence in Nashville and it awarded Parthenon based on Parthenon’s experience and reputation.
  • 2006-2007 – Parthenon assumes management of several additional apartment communities in Huntsville, AL keeping it among the largest managers in the Huntsville market.
  • 2007 - Parthenon purchases its first community in Chattanooga, TN.
  • 2008 - Parthenon continues to expand its fee management business in Huntsville Alabama with the addition of Winchester Commons and Laurel Courtyards.  Parthenon was selected because of our experience in dealing in down markets.
  • 2008 - Parthenon Properties, Inc. is now licensed to do business in the state of Louisiana.
